Ares Management Corp. and The Scion Group acquired four US student housing properties for approximately $435 million, marking the second transaction under their newly formed partnership. The portfolio includes 2,316 beds across off-campus communities near the University of Georgia, the University of Tennessee, and Texas State University. The seller, Schenk+, developed three of the four properties. The deal underscores continued investor appetite for student housing assets backed by stable enrollment demand.

The acquisition adds to Ares and Scion's growing footprint in the US student housing market, where private capital has been drawn to the asset class's resilience. The properties are strategically located near major university campuses, supporting consistent occupancy rates and rental income.
