Private equity giant Blackstone has aggressively expanded its marina portfolio, acquiring Safe Harbor in early 2025 for $5.6 billion. The firm now owns over 200 marinas globally, including Safe Harbor Newport Shipyard in Rhode Island, which recently hosted competitive sailing events. As boat sizes increase, demand for waterfront infrastructure grows.

Blackstone's infrastructure fund, led by Heidi Boyd, views marinas as scarce assets similar to airports and ports. The company emphasizes a membership model offering free slips across its network. However, expansion plans, such as a 42,000-square-foot building in Wareham, Massachusetts, have faced local resistance regarding noise, traffic, and environmental concerns.

Residents worry about the impact of attracting billionaire yacht owners to traditionally communities. Recent acquisitions include the largest marina in Annapolis and facilities in Maine. Blackstone also announced a $1.5 billion deal to purchase 65 marinas from Marine Max, expected to close by year's end.
