Shore Capital Sells $268M Veterinary Portfolio to Four Corners

Shore Capital Partners has sold a portfolio of 102 veterinary properties to Four Corners Property Trust for approximately $268m, completing the full realisation of Shore Capital Real Estate Partners Fund I. The exit closes out the firm's inaugural dedicated real estate vehicle.

The properties are occupied by Mission Pet Health, one of the largest veterinary care organisations in the US with more than 930 locations. Its operating business was not part of the transaction; the company remains as long-term tenant under net lease agreements. Launched in 2021, Fund I was designed to complement Shore's private equity strategy by supplying real estate capital to portfolio companies as they expanded through acquisition.

Steve Malley, Partner and Head of Real Estate at Shore Capital, said the outcome reflected the strategy's original design. Justin Ishbia, Co-Founder and Managing Partner, called the exit "an important milestone." Shore manages approximately $17bn across its platforms and invests in lower-middle-market businesses from offices in Chicago and Nashville. Fund II carries a broader mandate spanning healthcare, food and beverage, business services, and industrial companies.
