Apple continues its aggressive expansion in Silicon Valley, purchasing a 194,624-square-foot office building in Sunnyvale for $162 million. The property at 684 W. Maude Avenue represents a strategic addition to Apple's growing real estate portfolio in the region.

The company secured a significant discount on the purchase, acquiring the building for 26.9 percent less than its 2022 price of $222 million. This follows over $1 billion in Silicon Valley real estate investments by Apple over the past year, including recent campus purchases totaling $715 million in the same area.

With at least 15 buildings now owned or leased in Sunnyvale alone, Apple is capitalizing on the region's soft commercial market. The area's 18 percent vacancy rate presents opportunities for major tenants like Apple to consolidate space at below-market prices.

This purchase solidifies Apple's position as one of Silicon Valley's largest commercial landlords, adding to its existing presence near Apple Park and throughout the tech corridor.
