Apple is expanding its presence in Sunnyvale, California, by leasing a 126,000-square-foot office building located at 580 North Mary Avenue. This move follows a significant real estate expansion by the tech giant in 2025, during which Apple invested over $1 billion in acquiring and expanding its footprint across the South Bay. Notable acquisitions in 2025 included the Cupertino Gateway complex for $166.9 million and the Mathilda Commons and Mathilda Campus in Sunnyvale for $350 million and $365 million, respectively. Apple also spent an additional $216 million on two buildings in Cupertino.

This new lease comes as office leasing activity in the South Bay shows signs of recovery. The office vacancy rate in the region, defined as Santa Clara County and Fremont, decreased to 14.1% in the second quarter of 2026, down from 14.8% in late 2025 and 16.2% in the second quarter of 2025. The report also highlights Amazon's lease of 316,600 square feet of office space in Sunnyvale.
