Rising Home Renovation Costs Outpace Inflation

Tristan Carlyle bought a 1960s rural Oxfordshire property in 2021, inheriting asbestos, outdated electrics, and old windows. Like many buyers, he prioritized savings over immediate upgrades. However, the five years since purchase have seen renovation costs surge far beyond general inflation.

Construction material costs peaked at 26% annually in summer 2022 and remain above inflation, while professional labor costs have risen sharply. According to the Red Book Index, which tracks over 2,800 projects, redecoration and refurbishment costs jumped 44% between 2019 and 2025. Industry experts attribute this to a shrinking workforce, Brexit-driven migration changes, and an aging labor pool.

The Office for National Statistics reports construction wages grew 6.2% in the year to January 2025, reaching an average of £22 an hour in London. Energy price shocks from the war in Ukraine and the Gulf have further inflated material costs, which rose 6% in the year to July. With less competition and higher overheads, the financial burden on homeowners continues to escalate.
