Blue Owl's £36M Exposure to Failed London Property Lender

Blue Owl Capital has a £36 million exposure to Century Capital Partners, a London property lender that collapsed into administration last month. The US private credit firm, managing $307 billion in assets, funded the riskiest loans from Century, a bridging lender focused on high-end central London real estate.

Century entered administration with about £95 million in total debt, according to sources familiar with the matter. NatWest Group and Hampshire Trust Bank are among Century's senior creditors, while Century's administrators at RSM UK expect to recover the full loan amounts. Both Century and Market Financial Solutions relied on funding from private credit firms and banks to originate short-term property loans at higher interest rates.

Blue Owl acquired this exposure through its 2024 purchase of Atalaya Capital Management, which partnered with Century in 2021. The US firm's troubles extend beyond this single exposure, with shares falling over 30% this year amid market concerns about its retail fund strategy and significant exposure to software companies. The London property market has been under pressure from higher taxes and wealthy resident exodus, creating challenges for lenders focused on luxury real estate.
