Private equity firm Ares has acquired a 7.3 million square foot logistics portfolio from EQT Real Estate, marking a significant move in the industrial real estate sector. The portfolio includes 36 properties across 12 major distribution markets such as Chicago, Dallas, Atlanta, and Phoenix, positioning Ares in key logistics hubs.

This acquisition, completed through an Ares Real Estate fund, will be managed by Marq Logistics, the firm's vertically integrated logistics platform. The deal represents the second phase of EQT's broader disposal strategy, following a major industrial portfolio sale earlier in 2025. EQT had actively developed the assets through leasing initiatives, operational improvements, and capital investments to create a diversified, income-generating platform.

The transaction underscores continued investor appetite for large-scale industrial assets, driven by e-commerce growth and supply chain optimization. For Ares, this acquisition strengthens its presence in US logistics real estate, a sector experiencing sustained demand. The deal reflects the ongoing consolidation trend in industrial real estate as institutional investors seek stable, long-term returns in essential infrastructure assets.
