Macquarie Asset Management is deploying its fourth Asian infrastructure fund with three deals announced since late 2025, targeting over $5 billion in fundraising. Verena Lim, Asia CEO, emphasizes the strategy focuses on "generating alpha" rather than simply aggregating assets, with diversification across traditional toll roads and newer data center assets.

The fund has invested in India's Maple Infrastructure Trust, potentially acquiring up to 37.5% for approximately $279 million, while also participating in the $8.4 billion take-private of Australian logistics provider Qube. In South Korea, MAIF4 plans to invest $401 million to develop over 100MW of data center capacity with Gabia.

Macquarie distinguishes between "mandate creep" and legitimate expansion into core-plus infrastructure, leveraging its global expertise to evaluate assets like industrial gas and storage terminals that some investors overlook. The firm maintains its focus on digital infrastructure opportunities in Southeast Asia through existing platforms like Bersama Digital Infrastructure acquired through its previous fund.
