Spending on new industrial construction is experiencing a stark dichotomy. While the demand for AI data centers is fueling a boom in their construction, projects like factories, warehouses, and other industrial sites are being significantly hampered. Rising costs for building materials, elevated interest rates, persistent labor shortages, and extended lead times for equipment are collectively discouraging new developments.

Mitchell Metal Products, for instance, had to abandon plans for a plant expansion in Wisconsin due to exorbitant costs. After a 2018 expansion cost $727,000, bids for a similar project last fall reached $2.1 million. Company President Tim Zimmerman stated the projected cost was far beyond their budget, forcing them to reconsider their investment.

This situation highlights a broader trend where the immense capital investment required for AI infrastructure is prioritized, while other industrial construction faces significant financial and logistical hurdles. The "realities of contemporary pricing" are indeed sobering for many businesses looking to expand their physical footprint.
