UBS downgraded British Land Company to Neutral from Buy, trimming its price target to 440p. The investment bank cites a less attractive risk-reward profile, pointing to a narrowing upside potential since its November upgrade. The move reflects growing caution about the long-term demand for office space.

The downgrade centers on two key concerns: the potential impact of artificial intelligence on office demand and a challenging UK macroeconomic environment. UBS analysts see a slowdown in office-based employment, with graduate hiring weakening and youth unemployment rising. This data points to reduced capital growth estimates for central London properties through 2032.

Despite these office-sector headwinds, UBS acknowledged supportive elements in British Land’s portfolio. Its retail parks continue to show one of the strongest return profiles across UK property sectors. The bank expects earnings growth over the next 24 months through lease-ups and cost efficiencies.

British Land’s shares currently trade at roughly a 30% discount to its net asset value. UBS considers this justified, forecasting a negative value-creation spread. The company’s average return on invested capital of 7.3% trails its weighted average cost of capital of 9.4%.
