Switzerland's two principal lakefront cities are seeing an influx of arrivals amid global unrest, but they offer markedly different lifestyles. Between 2011 and 2024, net migration to Geneva rose 86 per cent, while Zurich saw lower growth of 5 per cent, though almost 16,000 people moved there in 2024 compared with Geneva's 9,000. Geneva is French-speaking, a diplomatic centre hosting the UN headquarters, while Zurich is larger, German-speaking and the banking capital.

The single biggest difference for many is tax: Geneva offers the forfait fiscal, a lump-sum taxation option, which Zurich does not. Federal rates are capped at 11.5 per cent, with total income tax rates varying from around 22 per cent in Zug canton to 43 per cent in Geneva canton. Strict rules govern foreign property ownership, making residency pathways critical for international buyers.
