Luxembourg firm targets real estate NPL secondaries

APS Holding, a Luxembourg investment firm, has formed a strategic partnership with the European Bank for Reconstruction and Development to target secondaries in non-performing real estate loan markets. The collaboration aims to purchase remaining portions of larger portfolios from their original buyers, focusing on assets that larger managers may be overlooking or divesting in current market conditions.

The EBRD will commit up to €75 million to APS over the next 2-3 years for this specialized investment strategy. This funding represents a significant vote of confidence in APS's ability to identify value in residual portions of non-performing loan portfolios that other investors might pass over as they focus on larger, more visible transactions.

The partnership signals growing institutional interest in fragmented portions of distressed real estate assets. By targeting these "tail ends," APS and EBRD aim to extract value from segments of the market that remain underserved by mainstream private real estate managers, potentially unlocking returns in overlooked corners of the European property market where opportunities persist despite broader economic challenges.
