ADIA's $500m push into Dignari Capital marks Asia-Pacific private credit expansion

Abu Dhabi Investment Authority (ADIA) has committed up to $500 million to Dignari Capital Partners (DCP), signaling a significant expansion of its private credit real estate exposure into the Asia-Pacific region. The investment, reported by Real Estate Investor, involves a separately managed account managed by DCP's Hong Kong-based team. ADIA's focus will center on financing opportunities across residential, office, retail, student accommodation, serviced apartments, data centers, and logistics sectors in developed APAC markets, particularly Hong Kong.

This move follows ADIA's 2024 $210 million commitment to Australian private credit specialist Qualitas and its investment in South Korea's SC Lowy, demonstrating a strategic pattern of partnering with specialized managers. The sovereign wealth fund emphasized that private credit provides tailored solutions complementing traditional banking, offering speed and certainty for developers and investors in Hong Kong's market. DCP, a specialist in Asia-Pacific credit and special situations investments, has raised three funds including China-focused vehicles.

The partnership positions DCP to deploy capital into refinancing and value-add real estate opportunities across APAC. ADIA's executive director highlighted the value of DCP's deep expertise and track record, while DCP's co-founder noted the demand for flexible financing solutions from developers and investors in the region. This investment underscores ADIA's growing emphasis on private credit as a strategic asset class within its portfolio.
