CPP Investments continues its aggressive push into data center infrastructure, acquiring atNorth for $4 billion to bolster its Nordic footprint. This follows its $16.1 billion acquisition of AirTrunk in Asia-Pacific and a $15 billion U.S. joint venture with Equinix and GIC. CEO James Bryce emphasized the fund’s focus on established platforms over greenfield developments, citing scalability challenges in new builds. The move aligns with CPP’s strategy to deploy capital in mature businesses poised for growth, leveraging atNorth’s operational expertise and land bank.

With $777.5 billion in assets under management, CPP seeks to diversify its portfolio across geographies and sectors. Bryce highlighted atNorth’s ability to meet immediate customer demand, contrasting it with global supply constraints. The firm’s real assets division, which includes data centers, transport, and energy, reported an 8.7% net return in 2025, outperforming its five-year average. Ports, airports, and toll roads—key sectors within the portfolio—benefited from volume-driven growth, underscoring CPP’s balanced approach.

CPP’s utility exposure is also expanding, notably through its $6.2 billion take-private of Minnesota’s Allete. Despite regulatory scrutiny over overlapping portfolios, Bryce noted flexibility in deployment strategies, whether as a controlling investor or minority stakeholder. The pension fund’s transport segment, including Canadian toll roads and UK ports, has thrived amid rising economic activity, with ports alone accounting for 27% of its real assets.

While data centers remain a smaller portion of CPP’s portfolio, their double-digit returns reflect strong demand drivers like cloud adoption and AI. As the sector evolves, CPP aims to capitalize on established platforms while navigating regulatory landscapes, ensuring long-term value creation without overextending into unproven ventures.
