Kayne Anderson secured a record $5.2bn fund for their seventh flagship opportunistic real estate vehicle, which is over-subscribed and will target medical offices, senior housing, and student housing segments. Meanwhile, CPP's real estate returns remained flat at 3.7% for fiscal 2026 as the Canadian pension continued reallocating toward data centers globally while reducing retail and office exposure.

Investment Strategy

The secondary market expanded to $220 billion as GPs and LPs seek liquidity amid a private markets cycle with a "worse distribution profile" spanning three and a half years. In response, Japanese asset manager Sumitomo Mitsui DS Asset Management adopted a more conservative approach to fund selection, with diversification becoming a top priority in their investment strategy.
