Asia-Pacific Real Estate & Infrastructure Commitments

Capital allocators across Asia are actively expanding allocations into developed Asia-Pacific markets, with large mandates favoring established structures for real estate growth, as evidenced by pension manager Rest favoring the fund format to increase exposure. This structural preference is mirrored in the infrastructure space, where Macquarie Asset Management is focused on generating alpha within its fourth Asian infrastructure fund while deliberately avoiding mandate creep in its transaction strategy. Separately, significant JV activity continues, as Prologis and GIC jointly launched a $1.6 billion build-to-suit venture, seeding the partnership with an initial 4.1 million square-foot portfolio in Singapore. Meanwhile, Japanese financial institutions are signaling targeted infrastructure appetite, with Sumitomo Mitsui Finance and Leasing Company planning new commitments specifically toward transport-related infrastructure and movable assets.
