Goldman Sachs said it had reached an agreement to buy private real-estate investment firm LCN Capital Partners in a deal worth up to $410 million.

LCN Capital Partners specializes in sale-leaseback transactions and manages about $3 billion in assets. Under sale-leasebacks, LCN buys properties from other companies and rents them right back to the sellers, with the tenant paying taxes and other expenses.

Goldman Sachs will pay about $260 million upfront for the firm, with an additional $150 million contingent on its future performance, the company said Tuesday. Roughly 80% of the total consideration will be paid in stock.

The deal is expected to close by the end of the year.
