MJ Gleeson Homes Revenue Rises 10% Despite Profit Squeeze

MJ Gleeson posted a 9.6% revenue increase to £173.1m for the six months ending December 2025, defying challenging UK housing market conditions. The affordable homebuilder sold 848 properties, up 5.9% year-over-year, as average selling prices edged up 2.5% to £198,800. However, pre-tax profits plunged 52.8% to £1.7m amid construction cost pressures.

The company’s core Gleeson Homes division saw operating profit drop 23.1% to £7m, with building expenses rising faster than sale prices. CEO Graham Prothero cited "subdued market" conditions but pointed to stronger recent buyer activity. The firm’s forward order book jumped 64% to 978 plots, while planning applications hit a record 15 sites during the period.

Despite maintaining its interim dividend at 4.0 pence per share, MJ Gleeson warned of ongoing margin pressure from regulatory costs and inflation. The builder remains dependent on spring sales to meet annual targets, with Prothero emphasizing operational restructuring to support medium-term goals in Britain’s uneven housing recovery.
