Flood Insurance Guide: Peak Hurricane Season Prep

No hurricane-strength storms have formed yet this year in the Atlantic basin, but the limiting activity isn't certain to continue as peak hurricane season approaches. Homeowners in vulnerable areas should evaluate their flood insurance coverage now, as standard policies typically exclude flood damage.

The National Flood Insurance Program (NFIP) provides federally backed coverage, but policies require a 30-day waiting period before taking effect. Private insurers also offer alternatives with potentially higher limits and shorter waiting periods.

Risk assessment is critical: FEMA flood maps designate high-risk zones, but flooding increasingly occurs outside mapped areas due to climate change and development patterns. Even properties in moderate-to-low-risk zones account for over 20% of NFIP claims.

Experts recommend reviewing policy limits, deductibles, and coverage for both structure and contents. Document possessions with photos or video, and understand claims processes before disaster strikes. Preparation during calm periods reduces financial devastation when storms inevitably arrive.
