Bouwinvest Eyes Global Expansion Beyond Dutch Market

Bouwinvest Real Estate Investors is exploring expansion of its third-party capital management beyond the Netherlands, signaling a major shift in strategy for the Dutch pension fund manager. Jasper Petit, managing director of international investments, revealed the firm is open to managing capital for other institutional investors after years of serving solely the bpfBOUW pension fund.

Since 2010, Bouwinvest has managed domestic funds across residential, retail, office, hotel, and healthcare sectors in the Netherlands. The firm expanded internationally in 2014 and now operates offices in Sydney and New York. Asia remains central to its growth strategy, with one-third of its international portfolio allocated to the region through a core-plus approach with typical leverage of 30 percent.

South Korea's emerging multifamily residential market presents a particular opportunity, with plans for joint ventures and club deals. While India's growth story is compelling, Petit remains cautious about entering the market until clear exit strategies are established. The firm's willingness to create institutional products where they don't exist demonstrates its proactive approach to capturing new opportunities in evolving real estate markets.
