Blue Owl Capital's real assets division achieved $80.6 billion in assets under management in 2025, marking a 63 percent year-on-year increase driven by digital infrastructure, net lease, and real estate credit strategies. The firm raised approximately $17 billion in equity capital while navigating market volatility and data center concerns.

Net lease emerged as a cornerstone of Blue Owl's platform, reaching $45.9 billion in AUM with 35 percent growth. The strategy became the top net private wealth capital raiser for non-traded REITs since inception. Meanwhile, real estate credit maintained the leading market share in CMBS SASB horizontal risk retention, approximately seven times larger than competitors.

Digital infrastructure AUM grew 21 percent to $17.1 billion, though the firm faced challenges from polarized sentiment toward data centers amid AI adoption concerns and power availability issues. Blue Owl's approach emphasizes selectivity, early power visibility, long-term investment-grade counterparties, and conservative underwriting across all strategies.
