Global capital allocators are increasingly embracing fund structures for real estate exposure, exemplified by pension manager Rest favoring this vehicle to broaden its footprint in the asset class. This trend coincides with major transactional activity, as Prologis and GIC jointly established a $1.6 billion build-to-suit venture, seeding the partnership with an initial 4.1 million square-foot portfolio, marking the Singaporean fund’s second such launch this year. Meanwhile, Asian real estate ambitions are sharpening, with APG signaling plans to scale up its property investments across the region, focusing specifically on core-plus strategies within developed APAC markets.

In parallel, institutional interest in tangible assets is moving toward transportation and utilities infrastructure. Sumitomo Mitsui Finance and Leasing Company intends to grow its infrastructure portfolio by committing capital to transport-related infrastructure and associated movable transportation funds. These strategic shifts in asset allocation occur as the industry prepares for major gatherings, such as the Global Summit in Berlin, which is set to host key discussions on infrastructure financing next week.
