A 1930 Tudor Revival home in Kansas City's Sunset Hill neighborhood has been approved for demolition without a public hearing, despite its historic character and $1.3 million valuation. The 3,000-square-foot structure on Mercier Street was purchased by Christopher and Andrea Ketcherside 13 years ago, who now plan to replace it with a new Tudor-style home incorporating salvaged materials.

City preservation staff had recommended a 45-day delay to assess the home's historic eligibility, noting its craftsmanship met criteria for the National Register of Historic Places. However, the Historic Preservation Commission's February meeting was canceled due to lack of quorum, and the Ketchersides' demolition permit automatically approved after the 45-day deadline passed. The couple cited persistent flooding and maintenance issues with the aging property.

Kansas City recently passed an ordinance to protect historic structures from demolition, but the timeline requirement allowed this demolition to proceed. The Ketchersides have hired Homoly Design + Build as architect and builder, planning to salvage timbers and Gothic archways from the original structure. Construction of the new home is expected to take 12 to 14 months, with demolition scheduled within the next 30 to 60 days.
