Former Penn State football coach James Franklin has listed his Happy Valley estate for $2.49 million, nearly four months after his dismissal from the Nittany Lions. The 7,692-square-foot property at 157 Manhasset Court in Port Matilda features six bedrooms, six-and-a-half bathrooms, and sits on a forested lot with modern amenities including a basketball court, outdoor kitchen, and home gym.

Franklin and his wife, Fumi, purchased the Waddle-area home in 2014 for $1.48 million, equivalent to approximately $2.03 million in today's dollars. The interior showcases a mostly white palette with modern lighting and large windows that flood the space with natural light. The property includes a two-car garage with additional space for two more vehicles in a detached structure.

This listing represents one of the highest-value homes in the Cedar Cliff neighborhood, where Centre County property records show fewer than ten non-commercial, single-family homes have sold for over $2 million in the past 30 years. The last $2-plus million listing in the county occurred in October 2025, also by agent Eric Hurvits, and remains unsold. Franklin's departure from Penn State followed a challenging 2025 season before he assumed the head coaching position at Virginia Tech.
