Lumber Prices Surge Amidst Sputtering Home Building

Despite a slowdown in home sales and renovation spending, lumber prices have reached their highest point in four years. This surge is attributed to supply constraints rather than robust demand, a shift from the pandemic-era boom.

Steep tariffs on Canadian lumber imports, coupled with sawmill closures and curtailments due to previous low prices, have significantly reduced supply. The Random Lengths Framing Lumber Composite price hit $535 per thousand board feet last month, a level not seen since September 2022. While prices saw a slight dip recently due to rising mortgage rates, they remain 23% higher than a year ago.

Industry experts, like Dustin Jalbert of Fastmarkets, confirm that supply-side issues are the primary driver of this price increase. Home builders such as D.R. Horton and Meritage Homes are experiencing these rising costs as a headwind, expecting them to impact future home prices. However, recent futures market activity suggests lumber prices may have peaked for the year.
