Luxury brands flock to Chelsea as Bond Street rents surge

Independent fashion labels are swapping Bond Street for Chelsea’s Sloane Street as the new luxury hub. After Alice Temperley reopened a flagship on the street’s southern end in 2024, brands such as Veronica Beard, Toteme, Zimmermann and Ami followed with new or announced stores. The shift reflects a move away from tourist‑driven footfall toward affluent local shoppers and aims to capture weekend shoppers.

Cadogan Estates funded a £60mn streetscape upgrade that widened pavements, added greenery and brighter lighting along Sloane Street and Sloane Square. chief executive Hugh Seaborn reported a 9.3% rise in footfall and 6% lift in trade in the first 2½ months of 2026 versus the same period in 2025. The refreshed environment gives retailers a more inviting venue for resident traffic.

At €7,327 per square foot per year, Sloane Street rents are less than half of Bond Street’s €19,228, making the lane affordable for independent designers. Lower costs, combined with a steady local clientele, let brands test concepts on shorter leases, as Ami’s CEO Nicolas Santi‑Weil noted. The migration reshapes London’s luxury map, concentrating upscale offering in Chelsea for the next few years.
