Real Estate Investment TrendsBrookfield formed a C$1bn industrial JV with Vancouver-based Concert Properties, a 50:50 partnership targeting a 5 million-square-foot Canadian logistics portfolio. This aligns with renewed momentum in industrial funds, as BDT & MSD backed a $250m US light industrial platform and Bridge raised a $1.4bn logistics fund, both exceeding initial targets. Meanwhile, Greystar secured a record €2.2bn European residential fund, highlighting sector diversification across logistics and residential markets.

Residential & Co-Living Sector

Co-living platforms scaled into mainstream as operators and investors expand shared housing in major cities, driven by demand in gateway markets. CPP Investments added a dedicated hospitality strategy in Korea, leveraging its prior Japanese investments to capitalize on global trends. However, the residential underwriting reset requires stronger asset selection, as affordable housing projects face pricing challenges. Proptech became core infrastructure for multifamily investors, with student housing gaining scaling potential across Europe and Asia-Pacific. PERE data shows continued focus on living sectors, though developers must balance returns with affordability demands.

Fundraising & Capital Markets

Smaller managers struggled to bounce back in this year’s PERE 100 and 200 rankings, where larger firms captured most of the uplift. Digital Realty emphasized private fundraising as critical for its capital-intensive data center expansion, while Harrison Street hired a co-head for Asia fundraising to strengthen its regional presence in Tokyo and Seoul.

Sustainability & ESG

Environmental metrics moved beyond branding, pushing investors to prioritize verifiable benchmarks and regulatory clarity. GRESB highlighted the need for multifaceted sustainability strategies, as sector priorities diverge across ESG factors.

Infrastructure & Development

Mubadala reassigned its real estate chief to infrastructure, signaling a strategic shift under Nordell’s leadership. Norges Bank IM advanced its infrastructure strategy, building a diversified portfolio over five years under global head Harald von Heyden.

Healthcare Investment

Albaron Partners closed its flagship healthcare fund with $185m, an oversubscribed offering reflecting strong institutional demand for sector-specific opportunities.
